When Should I Get a Roof Inspection?

Bi-Annual Inspections

All home and property owners should have the roofing of their home or building inspected at least twice a year. This is the recommended protocol dictated by the National Roofing Contractors Association.

You’ll ideally want to have a roofing contractor examine it during the seasons where you aren’t facing harsh weather such as heavy snowfall. This will allow your roofing professional to perform an accurate examination of all areas without interference. It’s also ideal to look for roof damage at this time so that you can get it repaired or replaced in time for the weather-heavy seasons.

After Heavy Storms

If you live in an area that has experienced problematic weather such as tropical storms, hurricanes, tornadoes, or blizzards, you’ll want a professional roofer to examine your roofing. Your home is subject to the effects of heavy winds, rainfall, and possibly moving debris.

Even if everything appears fine, a qualified roof inspector can check to see that the shingles, tiles, and various layers are strong and intact. It’s very possible that you may need at least minor roof repairs after one of these events.

When You Notice Damage

There are many indicators that your home might have roof problems. It’s easy to spot anything noticeably damaged on shingle roofs. But many times, the signs of damage are first noticed inside the home.

If you notice water stains or discoloration on your ceiling, it’s a sign that your roofing is damaged and allowing moisture in. You might also notice signs of rot or the appearance of mold or mildew in certain areas. Whenever you have suspicions about the sudden appearance of damage, call your roofing company to inspect it. They’ll provide you with an accurate report of what’s exactly damaged within your roofing.

What Are Common Signs of Roofing Damage?

As previously mentioned, water damage is a telltale sign that you need roof repair or a total roof replacement. Be mindful of your ceiling and look for stains or warping caused by excess moisture. Be sure to go into your attic occasionally and give it a careful examination as water damage and mold growth can often begin there first.

Another obvious sign is that your shingles or tiles are missing or damaged. With the layer beneath exposed, you’re at risk of further damage caused by weather or wildlife. Look carefully at your shingles as well to check for looseness, brittle or curling shingles, or asphalt shingle granules in your gutters. Failure to address this can create bigger problems over time.

Finally, be mindful of your utility bills. If you’re suddenly spending more on heating or air conditioning, it could be a sign that air is escaping through the roofing. If this is taking place, it means that there is damage to your roofing that requires attention.
